Site preparation is the work that turns a raw lot into ground a builder can build on. We start from the site plan and the grades printed on it. Topsoil comes off, then we cut the high spots down and fill the low areas. The building pad gets compacted in lifts until it holds the weight of a house. Many Tampa lots need clean fill hauled in, because the sand on site rarely builds a pad alone. Our own dump trucks keep that fill on schedule.

Construction Site Development LLC is a family business run by two brothers, Daniel and Pedro Gonzalez. Site development is in the company name, and it has been our core since the LLC formed in 2018. Daniel is out on job sites himself, often behind the wheel of one of our dump trucks. We came up in a family construction background and run our own excavators, skid steers, loaders, and compactors. What site preparation looks like on your lot

Work starts with the survey stakes and the plans. We check the existing grade against the finished floor elevation, then figure out how much dirt has to move. Topsoil and roots come off, because organic material under a pad will settle later. Lots with trees or an old slab get land clearing first. Then we cut the lot down or bring fill up until the subgrade is close. Our excavators and skid steers do the shaping, and a wheel loader feeds the spread. The last pass is fine work, where the pad gets trimmed to the number on the plan.

Compaction is what makes the pad hold. We place fill in lifts instead of one deep dump. Each lift gets rolled or packed with a plate compactor. Around a stem wall we backfill the same way, so the ground beside the slab stays put. A third-party engineer runs the density testing and issues the pad certification. We build the pad to the spec that testing is based on, and we fix any area that fails. Once the pad passes, your slab crew can start on it.

How we work with builders and homeowners on infill lots

Most of our pads go in on infill lots with houses on both sides. Those jobs run on inches. We keep machines inside the property lines and plan where trucks stage before the first load shows up. Silt fence and a rock tracking pad go in before the dirt starts moving. We haul the extra dirt out as we go, because a narrow lot has no room to pile it. The driveway and fence next door end the day the way they started.

Builders usually call us before the survey stakes go in, and that timing works well. We schedule the pad so it is ready when your slab crew is, and we hold that date. If the plumber roughs in under the slab, we grade around it and come back for the backfill. Homeowners building one house get the same setup, and we explain what happens each day. You deal with Daniel or Pedro, and the answer comes off the job site. If rain pushes the schedule, you hear about it that day.

What does site preparation include?
Site preparation covers everything between a bare lot and a pad your builder can pour on. We strip topsoil, cut and fill to grade, shape the pad, backfill stem walls, and compact in lifts. How do you build a pad that passes compaction testing?

Can you work around our build schedule?
Yes. Tell us the date your slab crew starts and we back the pad work up from there. We can split it, so rough grade happens early and final grade waits until the house is closed in. Rain moves things here, and we call you the day it does.
What drives the cost of site preparation?
Volume and distance drive it. A lot that needs fill hauled in costs more than one where dirt can be moved on site. Old concrete and tight access add time. Soil conditions and the finished floor elevation set how much material the pad takes. We price each lot after we see it.
