Brandon sits about 11 miles east of downtown Tampa. It is an unincorporated community in Hillsborough County, so permits for demolition run through the county. From our base in the Citrus Park area of Tampa, Brandon is a short run east. On a clear morning the drive is close to 25 minutes by I-75 or the Selmon Crosstown. I-75 runs down the west side of town, with exits at the Crosstown and State Road 60. State Road 60 is Brandon Boulevard, and it carries most of the traffic through the middle of town.
The town grew fast once the highways came in. Around 40,000 people lived here by the 1970s, and close to 58,000 by 1990. Whole subdivisions went up in those decades, so much of the older housing stock dates to the 1970s and 1980s. Bloomingdale filled in between 1979 and 1989, and Providence Lakes started selling in the mid 1990s. Those older houses and detached garages are what our demolition crew gets called for. Demolition here usually means a house from the 1970s or 1980s that has reached the end of its run. Sometimes the lot is worth more than the home standing on it. Other times a family wants to rebuild on the same ground, bigger and higher. We take the structure down with excavators sized to the lot, then load the debris into our own dump trucks. Older houses need an asbestos survey before demolition starts, and utilities have to be shut off and signed off first.
Plenty of Brandon jobs are partial. A detached garage comes down while the house stays put. A back addition from the 1980s gets pulled so a new one can go up. Concrete removal is part of most of these jobs, because driveways and pool decks from that era crack and settle. We break the slab out and haul it off in our own trucks. Pool removal falls under the same demolition scope. After the concrete is gone we bring in fill dirt and grade the area flat.
Brandon lots vary more than the map suggests. Subdivision lots in Heather Lakes or Sterling Ranch are tight, with a fence line close to the work. Around Limona and other older pockets, parcels get bigger, with oak canopy and heavy brush. Land clearing there means taking out brush and stumps without touching the trees you want kept. Site preparation follows the same order every time. We clear, strip the topsoil, cut the pad, and compact it so the slab has something solid under it.
Water is the other half of the job here. The ground is flat, so runoff moves slow and sits in the low spots. Older subdivisions were graded to shed water toward swales and street inlets, and 40 years of settling changes that. A yard that drained fine in 1990 can hold water for days now. Land grading fixes the slope so water leaves the house instead of pooling at the foundation. Where grading alone cannot do it, french drain installation carries the water underground to a lower spot. We set the pipe in a gravel bed, then compact the trench back.
