Demolition in Brandon's older subdivisions
Demolition here usually means a house from the 1970s or 1980s that has reached the end of its run. Sometimes the lot is worth more than the home standing on it. Other times a family wants to rebuild on the same ground, bigger and higher. We take the structure down with excavators sized to the lot, then load the debris into our own dump trucks. Older houses need an asbestos survey before demolition starts, and utilities have to be shut off and signed off first.
Plenty of Brandon jobs are partial. A detached garage comes down while the house stays put. A back addition from the 1980s gets pulled so a new one can go up. Site preparation follows the same order every time. We clear, strip the topsoil, cut the pad, and compact it so the slab has something solid under it.
Water is the other half of the job here. The ground is flat, so runoff moves slow and sits in the low spots. Older subdivisions were graded to shed water toward swales and street inlets, and 40 years of settling changes that. A yard that drained fine in 1990 can hold water for days now. Land grading fixes the slope so water leaves the house instead of pooling at the foundation. Where grading alone cannot do it, french drain installation carries the water underground to a lower spot. We set the pipe in a gravel bed, then compact the trench back.
