St. Petersburg sits on the Pinellas peninsula, with Tampa Bay on one side and Boca Ciega Bay on the other. Most of its houses went up decades ago, and the open land is long gone. Historic Kenwood was built out with bungalows in the 1920s and 1930s. Disston Heights filled with concrete block homes in the 1950s and 1960s. St. Petersburg has almost no raw land left to build on. Most buildable lots are a gap where a house came down, or a teardown bought on purpose. That is why demolition starts so many St. Petersburg projects.

Most demolition here is a house that has run past its useful life. A 1920s bungalow in Historic Kenwood or a 1950s block house in Disston Heights gets bought for the land. The structure comes down, and a new home goes up on the same lot. In Shore Acres the trigger is often storm damage instead of age. Houses built low on slab are coming down and going back up higher. We handle the teardown, the concrete removal, the backfill and the haul off with our own dump trucks.
Older houses need an asbestos survey before demolition starts. We also plan for utility disconnects before the machine touches the house. On a tight St. Pete lot the setup matters as much as the machine. We look at where the excavator can sit and how the trucks get in. Fences, driveways, mature trees and the house next door all shape the plan. Old pool decks and concrete slabs come out with the house, and overgrown corners get cleared at the same time. Once the structure is gone we grade the lot flat and bring in fill dirt for the pad. The fill goes down in thin lifts and gets compacted.
St. Petersburg sits low against the water on almost every side. Shore Acres has flooded again and again in recent years. Hurricane Helene pushed a record storm surge into that neighborhood in September 2024. Snell Isle juts into Tampa Bay, and the Historic Old Northeast runs close to the water. Farther inland around Crescent Lake the ground is still sandy with a shallow water table. Rain soaks in fast until the sand is saturated, and then it sits. That is why yards here hold water for days after a heavy storm.
Yard drainage work starts with grade. We shoot elevations, then cut and fill so water runs away from the house instead of pooling against it. Where slope alone will not do it, we install a french drain. That is a gravel trench with perforated pipe and a fabric wrap that keeps sand out. It runs to a low point where the water can get out. On new building pads we bring in fill dirt and build the ground up first. Excavation, land grading, fill dirt and drainage often happen on the same visit. Split them up and you dig the same ground twice.
