Land grading is the work of shaping dirt so water runs where you want it. Most Tampa lots look flat already, and flat is the problem. After a summer storm the water needs somewhere to go, and a dead level yard holds it against your slab. We cut down the high spots and fill in the low ones with clean dirt. Then we set a steady fall away from the house. The usual target is about 6 inches of fall in the first 10 feet. From there the yard gets shaped so the runoff reaches a swale or the street.
Construction Site Development is a family business out of the Citrus Park area of Tampa. Two brothers run it, Daniel and Pedro Gonzalez, and the LLC was formed in 2018. Every job starts with a look at where the water sits now. We check the lot for the low spots and find the fall between the house and the property line. Then the machines go to work. A skid steer or small excavator cuts the high ground, and that dirt moves to the low side. If the lot needs more material than it has, we bring in fill dirt trucked in on our own schedule. The rough shape comes first, then we come back and tighten it up.
Finish grading is where the yard stops looking like a construction site. We smooth the surface so no ruts or dips are left to hold water. Around a new slab we set the dirt to fall away on all sides. Over trench lines we run a plate compactor so the ground does not sink later. Sandy soil in Tampa Bay settles on its own, and loose fill settles the most. Compaction is what keeps your finished grade where we put it. When the grade is set, the lot is ready for sod or for the next crew.
Grading price comes down to how much dirt has to move. A yard that needs an inch or two taken off the high side is a short job. A lot that needs the whole pad raised takes more machine hours and more fill dirt. Size matters, and so does access. A backyard behind a narrow gate needs smaller equipment and more passes than an open lot. Fill dirt trucked in adds to the job, since you are paying for material and truck time. Old concrete or buried debris in the way also adds time.
Estimates are free, and we come out to the lot to do one. Photos leave out the part that matters most, which is how the ground actually falls. On site we can see where the water heads now and where it needs to go. From there you get one price that covers the dirt and the hauling. A flat yard drains slowly, or it does not drain at all. Water sits there until it soaks in, and sandy soil only takes so much at once. After a heavy summer storm the low spots can stay wet for days. That standing water kills the grass and keeps the ground next to your foundation soft. Sandy soil moves and settles over the years, so a yard that drained fine once may hold water now. Regrading resets the fall and gives the water a path back out. When the low spot is boxed in, a french drain gives the water an outlet.
Yard grading and lot grading are the same idea at two scales. Yard grading is for a house that is already standing, so we work around the sod and driveway. Lot grading comes before the build, when the pad has to sit at the right height for the slab. Driveway grading is its own small job. It means cutting out the ruts and setting a crown so water sheds off. Land grading is one piece of site preparation, and we handle that whole scope on new builds.
