Utilities come off first, and each provider sends a disconnect letter for the permit file. Then we break out the concrete pad and pull the tie-downs and piers. Largo is flat and the water table sits high. Rain does not soak away fast, so it sits in low spots for days. The city moves stormwater through pipes and open ditches that run to canals and creeks. When a ditch fills with leaves and sand, the water behind it backs up into yards. We start with land grading, because most standing water is a slope problem first. Fill dirt delivery gets the low corners up, and a plate compactor sets the material so it holds.
When grade alone will not carry the water, we put in a french drain. Our excavator cuts the trench to a steady fall toward a drainage outlet. Perforated pipe sits on clean stone inside a fabric sleeve that keeps sand out. We backfill and compact the trench, then replace the sod over the run. The same machines handle land clearing and site preparation on Largo lots. We strip brush and roots, then cut the building pad and set the finish grade. The slab crew shows up to a pad that is flat and compacted.
