House demolition on older Lutz lakefront and acreage lots
A lot of Lutz teardowns start the same way. Someone buys a 1970s house on a lake or on a few acres. The land is worth more than the structure standing on it. We bring in an excavator and take the house down in pieces, starting at the roof line. Debris gets loaded into our own dump trucks and hauled off as the work goes. Older houses need an asbestos survey before demolition starts. Utility sign-offs have to be in hand first, and power, gas, phone and water all get released by their providers.
Once the structure is gone, the hole matters as much as the house did. We pull the slab and footers, then take out the old driveway and any concrete pads. The excavation gets backfilled with clean fill dirt and compacted in layers. That keeps the ground from settling under a new foundation. Then we grade the lot so water drains away from the build site. Near a lake we watch where that water goes once it leaves the pad. North and west of the town center, lots run one to five acres under heavy tree cover. Land clearing on those parcels starts with the trees and ends with the roots. We pull the stumps and root balls, then rake the debris into piles for hauling. Stumps ground in place leave wood in the soil, and rotting wood opens holes later. Our skid steers and excavators do the clearing, and our dump trucks move the material off the lot. What is left is a workable lot ready for a build or a fence.
Yard drainage is the call we get most after a wet summer. The soil here is fine sand, and it drains fast until it reaches the water table. In the wet season that table can sit within a foot of the surface. Water that soaks away in April will stand in the yard in August. We start with land grading, and we move the high spots into the low ones so the lot sheds water. Where slope alone cannot do it, french drain installation carries water to ground that can take it.
