Land clearing and site preparation on wooded acreage
A lot of Land O' Lakes acreage has never been cleared. Palmetto and pine cover most of it, along with old fence line growth. We clear what has to go and leave the trees you want to keep. Our excavators pull stumps and root balls out whole. A skid steer works the tight spots near lot lines. Brush and stumps get loaded into our dump trucks and hauled off. You end up with open ground you can see and measure. That is the point where a builder can stake the house.
If a structure is standing, demolition comes first. Site preparation follows. We cut the pad to the elevation the plans call for. Sandy soil digs easy, but it settles if it is not compacted. We compact the fill in lifts with a plate compactor. If the lot sits low, we bring in fill dirt with our own trucks and spread it. We can dig footers and stem wall trenches, then set the pad up for rebar. Driveway and utility trenches get cut on the same trip when it makes sense.
Land grading and drainage around the lakes
Water sits close to the surface in Land O' Lakes. Pasco County soils are sandy marine deposits that drain poorly. The USDA soil survey puts the seasonal high water table near 12 inches deep from May through October. On a lot close to Lake Padgett or Bell Lake, that shows up fast. You dig a trench in August and it fills with water. Land grading has to move water off the pad before anything else gets built. We cut the slope so water runs away from the house and toward the low side.
Drainage systems handle the water that grading cannot. We dig trenches for pipe and set them to a fall that keeps water moving. A french drain works well on a lot where the yard stays soggy after rain. On lakefront lots we keep the machines back from the bank. Sandy banks slide when heavy equipment loads them up. Spoil goes straight into our dump trucks and off the lot. Demolition near a lake gets the same treatment. We take the structure down, then fill and grade the hole back flat.
